  • What does your site offer?

We offer a place for military communities to advertise the homes for sale and rent to military families near installations. It is our goal to make finding housing near bases much easier and to assist homeowners looking for military buyers and renters. We also provide a place for military families to find real estate agents offering Military Appreciation Programs. You can browse the agents in your area that offer military discounts and incentive programs to compare their services. We also have tools for buyers and sellers as well as a directory for other services such as inspectors, lenders, etc.

  • Why is it so cheap to advertise on your site?

Because the process is so easy and automatic! You do all the work. We paid for the initial cost out of pocket. The site virtually runs itself which is a huge cost savings. We pass those savings on to you!

  • Who can advertise in your site?

Anyone can advertise a home on Off-BaseHousing.com. We invite homeowners (including FSBO properties), property managers, and real estate agents. We even invite hotels that offer extended stay rooms and anyone operating a real estate service to advertise on this site. All listings are subject to the Fair Housing act.  

  • Are you affiliated with Military Housing offices?

No. We are a private entity and operate this site on a commercial basis. We are not affiliated with any agency of the government.

  • What is an installation page?

Installation pages are how we geographically separate our site. When you search for a home, you will find we do not list cities only military communities. Each military installation has its own page on our site. When listing homes or posting membership profiles, a user can choose all the installations in their area for the listing or profile to appear on. There are no additional fees for your listing to appear on more than one installation page.

  • Why do some installation pages not have any listings?

Unfortunately, some areas simply have not been populated with listings. Sometimes people are reluctant to be the first to post a listing or a profile. The advantage of being first means you get all the attention!

  • User Accounts

User accounts are for homeowners wanting to advertise on our site. This includes military as well as public owners living near military communities. This type of account is also used for military personnel looking to use other services such as House Hunters and agent services.

  • Agent Accounts

Agent accounts are for licensed real estate agents ONLY. Agents wishing to participate in our Military Relocation Specialist Program and to list unlimited listings please see our agent details page.

  • Property Manager Accounts

Property manager accounts are for property managers that have more than three listings. If you only have one or two listings, please use the "User Account". This allows property managers to post unlimited listings for a set fee, but does not include the many services and programs as the Agent Account.

  • Builder/Developer Accounts

Builder/Developer accounts are specifically for builders/developers of "NEW homes". This type of account allows unlimited postings for a set fee and includes a profile page on our site.

  • How can I advertise my home to military families?

Simply register for an account. It takes less than 1 minute! Then enter your member area to get started. The submission form is easy to fill out and when you are done you can add pictures or come back later to edit any part of your listing.

  • How do I make changes to my listing?

Simply log into your member area and select "Manage Active Listings". Choose your ad and scroll through the submission form making any necessary changes. Save the changes by selecting the "Save" button at the bottom of page.

  • How much does it cost?

You can view our current pricing on the registration page. For a user, it DOES NOT cost anything to register. Registered members can sign up for House Hunter emails. To advertise homes, you must pay a small fee which is lower than industry standard. We offer yearly fees for agent, property manager, builder and service provider accounts. We accept all major credit cards using PayPal's secure site, check or money order.

  • Will people find my listing?

Yes. You found us didn't you? Your listing will appear on all the installation pages you choose.  We cannot guarantee you will rent or sell your home, but we do offer a satisfaction guarantee.

  • How long before my ad appears on your site?

Your home listing will appear as soon as we receive payment. If you pay with a credit card, it will appear immediately. 

  • How many pictures can I upload?

You can upload six photos during the initial submission or later when you come back to edit your listing.

  • Will buyers/renters contact me directly?

Yes. We do not get involved in real estate transactions. There is a form for each listing and it is linked to the advertiser's email address. Same for contacting agents listed on our site. We do not act as a middle man.

  • Will my listing appear on any other site?

Advertising on Off-BaseHousing.com allows you to target military families. Your listing will appear on any installation page that you choose within your area. So if there is more than one military installation, choose all that apply when you post your listing. There are no additional fees for this service. HOWEVER, our website is optimized for search engines so your listing details page may appear in search engines.

  • Can I place multiple listings to the site?

Yes. However, if you do not have an agent account or a property manager account, you must pay for each listing.

  • I am an agent, how can I advertise on your site?

Agents can register and submit their profile. Once we receive payment, the profile will be available for viewing and the agent can start listing homes on our site for free.

Can I advertise for more than one installation?

Yes. Agents can be advertise for all installtions in their servcie area.   

  • What is a Military Appreciation Program?

A Military Appreciation Program is an offering from a participating agent to their client. This offering is in the form of a discount or incentive. Examples include: cash back, discounts, reduced fees, gift certificates, free inspections, or warranties. Just because buyers in many states do not pay commissions does not mean the agents are exempt from offering an appreciation program.

  • How does the House Hunters program help me find a house?

Simple, you fill out our online form identifying your area installation, the number of bedrooms and a price range. When matching listings are posted to our site you will be notified via email. We also post your request to your area installation page on our site so others can see what you are looking for. Other users can contact you about their available matching listings via our online contact form. Your email address will not be disclosed unless you choose to respond.

  • What does it cost to use the House Hunter service?

Nothing, these services are offered to you with no obligation.
